What's the cost to sell your home in San Diego?
What are those "hidden fees"
The questions I get the most as a realtor in San Diego is "how much is it going to cost me to sell my home?"
Typically I tell them anywhere from 8 - 10% total and the total fees are based off the sale price of the home.
Ok so lets break it down. What are you REALLY paying for in those "closing costs" as a seller? Well let me start with telling you upfront you paying more then the buyer as you have to pay both commission sides, half the escrow fee, transfer taxes, title insurance, and a home warranty and the list goes on. So here we go:
In San Diego we use whats called a "net sheet" and if your selling your home I hope your agent already went over this with you during his listing presentation. The first thing your see on a "Net Sheet" is any prorations and yes as a seller you will have credits! Most home owners have whats called an impound account that pays their taxes, HOA dues, and another reoccurrence fees. These fees usually are paid quarterly so you get a credit for those fees paid. The next line items we will go into are the fees you pay:Commission (both buyer and seller commission typically 5%)
